Our fast-growing organization is currently seeking a Director of Development to join the expanding Business Development team and will be an integral part of the growth and development of Harmony’s Affordable Housing business.  The successful candidate will originate multifamily affordable housing development opportunities (new construction and rehabilitation). This individual will be a self-starter, critical thinker, problem-solver, negotiator, networking guru, and team player with the ability to work proactively and independently. This position works in close coordination with Harmony’s development, finance, construction, accounting, and executive teams.

This position works in close coordination with Harmony’s development, finance, construction, accounting, and executive teams located in our Raleigh, North Carolina office and will report to the Senior Vice President of Business Development.

Primary Duties and Responsibilities:

  • Source and originate new business opportunities for the acquisition, development, and/or preservation of affordable, mixed-income and/or workforce rental housing.
  • Oversee and direct the initial analysis of originated opportunities working collaboratively with the business development team.
  • Lead the preparation of investment committee packages and present new business opportunities to committee.
  • Work with business development, the internal project team, and outside deal partners including syndicators, architect, engineer, general contractor, attorneys to support development efforts and ensure successful completion of originated opportunities.
  • Represent Harmony at affordable housing industry conferences and events.
  • Work with local, state, and federal agencies to develop policies that support the development of and provide resources for affordable housing.
  • Establish, develop, and maintain strategic relationships with potential and existing partners, community groups, and key stakeholders in various markets.
  • Research multifamily affordable housing policy and multifamily dynamics in various target markets. Monitor local supply/demand, comparable properties, competitive landscape, market rents, and other local dynamics.
  • Lead meetings with external clients, as well as all government agencies and pertinent officials as may be needed.
  • Ensure individual and departmental production and revenue goals and deadlines are met.

Experience, Skills, and Abilities Required:

  • BS/BA degree in Finance, Real Estate, or equivalent from an accredited university. Master’s degree preferred.
  • Minimum 5-7 years of professional experience with a successful track record.
  • Experience with tax-exempt bond financing, the Federal Housing Tax Credit (LIHTC), FHA mortgage insurance programs, as well as Agency (Fannie/Freddie) and USDA financing experience preferred.
  • Established relationships with developers, owners, and property managers throughout the US.
  • Strong financial and analytical skills, as well as advanced computer skills (Microsoft Excel, Word and PowerPoint).
  • Strong public speaking and communication skills with the ability to clearly express ideas, thoughts, and concepts verbally and in writing.
  • Ability to work in close collaboration with a team to provide solutions where needed.
  • Strong negotiation skills and demonstrated skill in making decisions with varying amounts of information available.
  • Excellent problem-solving skills; ability to think outside the box while staying within the guidelines.
  • Ability to maintain big-picture focus while attending to detailed work and providing thorough documentation.
  • Must be resourceful, and flexible, and maintain the ability to react and respond quickly.
  • Strong personal standards and values (ethics, integrity, commitment, and dedication).
