Jeffrey Woda, a principal of The Woda Group, Inc., announces the firm’s portfolio of communities managed by Woda Management and Real Estate, LLC, has been re-organized into four Super Regions led by four Regional Vice Presidents (RVP). Each RVP will oversee an operations team consisting of regional, district, area and community managers, plus service and operations personnel.

“Our move to creating Super Regions will help us maintain control over the countless details of managing a portfolio of more than 10,000 units,” says Mr. Woda. “We set extremely high standards for community upkeep and curb appeal, expense control, residential services and many other important tasks that go into managing more than 275 communities. With our new structure, each Super Region will have at the helm a seasoned management professional who will be personally familiar with each community. The RVPs will oversee a team to attend to the many details that will maximize the operating results.”

Mr. Woda and his partner David Cooper are honored to introduce the firm’s three new Regional Vice Presidents: Karen Dowler, Terry Earhart and Lisa Landis. They will join Jody Carder, who has served Woda Management and Real Estate, LLC, for the past six years.

Karen Dowler, Regional Vice President, Super Region 1

Woda Management & Real Estate’s new Regional Vice President for Super Region 1 is Karen Dowler. Ms. Dowler will provide leadership for 78 affordable multi-family, senior housing, and student housing communities located in Georgia, Ohio, and South Carolina.

Ms. Dowler, with over 27 years of property management industry experience, has most recently held positions of Vice President of Compliance and Operations, Regional Vice President, and Asset Manager for REITS. Ms. Dowler’s prior experience includes leadership work with NRP Property Management, Campus Apartments, Pinnacle, and Paramount.

Over her career, Ms. Dowler has been instrumental in restructuring company operations and compliance departments, creating innovative employee engagement initiatives, leading training curricula in affordable housing, stabilizing troubled assets, and successfully leading innovative lease-up programs. Her management experience includes conventional housing, Low Income Housing Tax Credit (LIHTC), Rural Development and public housing developments for multi-family and senior housing, and student housing. She holds designations in AHM, HCCP, SHCM, CAM, CAPS, C4P and NCP.

Jodelle J. Carder, CPM® Regional Vice President, Super Region 2

Jodelle J. (Jody) Carder CPM® is responsible for Super Region 2 in Illinois, Indiana, Kentucky, Tennessee, northwestern Ohio and Wisconsin. Recently, her focus has been the acquisition of a large Midwest portfolio and its assimilation into the Woda Management framework.

Prior to joining Woda in 2011, Ms. Carder served as President of RLJ Management Company where she directed the corporate property operations for a 6,100-unit affordable housing portfolio. For three decades, she worked for Wallick Properties managing a diverse portfolio. As President of Wallick Properties she was responsible for a portfolio of 12,000 units. Ms. Carder has served in industry leadership positions as President of the Columbus Apartment Association, President of the Columbus Institute of Real Estate Management (IREM), the Midwest Affordable Housing Management Association (MAHMA), and President of the Council for Rural Housing and Development of Ohio. She was appointed to the Ohio Housing Finance Agency Tax Credit Compliance Advisory Committee.

Terry Earhart, Regional Vice President, Super Region 3

Terry Earhart is the new Regional Vice President for Woda Management & Real Estate, LLC, for Super Region 3. He’s charged with leading operations and Asset Management in Ohio, Pennsylvania, West Virginia and Maryland. The region is comprised of 55 affordable/multi-layered financed properties. Mr. Earhart will oversee staff leadership/development for Super Region 3, as well as Asset Management for Woda Management and Real Estate, LLC.

Mr. Earhart has more than 30 years of experience in multi-family real estate accounting, asset management, and property management for affordable, senior, and conventional housing from coast-to-coast and into the Caribbean. He has worked in senior level property and asset management both profit motivated and non-profit, nationally based syndicators and management/development companies.

Lisa Landis, Regional Vice President, Super Region 4

Joining Woda Management & Real Estate, LLC, as Regional Vice President for Super Region 4 is Lisa Landis. She will lead management operations at 64 properties in Virginia, North Carolina, Michigan, West Virginia, and Ohio. These communities include LIHTC developments as well as market-rate, HUD, and Rural Development properties. There are an additional 14 sites under construction or soon to break ground within Super Region 4.

Ms. Landis has been in property management for 19 years, the last eight in affordable housing. After starting her career as a leasing consultant, she worked her way up to the senior position. Most recently she worked for Wallick Communities as a Regional Vice President. She has obtained a CHAM (Certified Housing Asset Management) certification, BOS (Blended Occupancy Specialist), TCS (Tax Credit Specialist), and HCM-R (Housing Compliance Manager Rural Development), Green Certified designation, Ohio Real Estate Salesperson License, and Associates degree in Business Management.
