Nicole Ferreira will be joining Beacon Communities as executive vice president of development in New York. Ferreira served as the senior vice president of multifamily finance & development at the New York State Division of Homes and Community Renewal (HCR), where she managed the agency’s multifamily finance teams. Before she joined HCR, Ferreira served as the senior advisor to the executive vice president of the New York City Housing Authority’s (NYCHA) Capital Projects Division and later became NYCHA’s executive vice president for development. She also worked as director of acquisitions at Workforce Housing Group. 

Duncan Barrett, the leader of Beacon’s New York operation for the last four years, will not be retiring but will transition to a part-time position to focus on a few key development projects. While Barrett successfully oversaw Beacon Communities’ foray into New York State’s affordable housing market, it was just one of many milestones in his career, which spans over fifty years in various roles in the industry. He previously served as the executive director of the Troy Rehabilitation and Improvement Program, Inc. and chief operating officer at Omni Housing Development LLC. While at Omni, he managed the first Rental Assistance Demonstration conversion in New York State, which at the time was only the seventh such conversion in the country. He has developed almost 6,000 affordable housing units during his career.
