The U.S. Department of Housing and Urban Development’s Economic and Market Analysis Division has prepared a Comprehensive Housing Market Analysis for the Waco, Texas market area.  The report analyzes the economic, demographic, and housing inventory characteristics of the area and presents counts and estimates of employment, population, households, and housing inventory.  The study finds:

  • As of September 1, 2010 the rental vacancy rate was approximately 6.5 percent;
  • The average rent was $600 per month for a one-bedroom, $750 for a two-bedroom, $850 for a three-bedroom;
  • The number of households in the market area increased .9 percent since 2000;
  • Demand is estimated for 1,150 new rental units during the 3-year forecast period.
