Fannie Mae’s April edition of Multifamily Market Commentary looks at Inclusionary Zoning, exploring programs in states including Massachusetts, Connecticut, New York, and The District of Columbia, as well as local programs. Requirements range greatly as far as incomes served, length of affordability, and incentives. DC grants 20% additional density for setting aside 10 percent of a projects square footage to affordable housing. Connecticut’s state-wide program is triggered in communities where less than 10% of units are affordable, granting developers automatic approval if 30% of units are deed restricted for 40 years.
