Kentucky Housing Corporation (KHC) released the updated version of the Minimum Design Standards for New Construction, Adaptive Reuse, and Rehabilitation of Multifamily Housing Units.
KHC’s Minimum Design Standards (MDS) are used as a guideline to meet or exceed all applicable local, state, and national codes. While these standards are minimums, designers are encouraged to exceed these values when feasible. No portion of this document is intended to limit innovation to produce the best possible housing units. These standards also serve as a vehicle to promote and enforce modern construction and design practices for builders, contractors, and design professionals who wish to utilize funding from KHC.
Any new project that has been funded prior to January 1, 2027, and has not completed KHC Technical Submission, may use either the 2020 MDS or the 2026 MDS. If a project funded before January 1, 2027 wishes to use the 2026 MDS, please include this preference at the technical submission stage. Any multifamily project awarded after January 1, 2027, must follow the 2026 MDS.
